If you choose to market and auction your property with Auctions and Options for Real Estate, we will expend most of our energies in consulting with you and other professionals, identifying your buyer pools, developing media and advertising that will get their attention, pursuing those potential bidders, packaging and making all details of your property available to interested parties, coordinating the efforts of all the parties on your marketing "team" -- your agent, title company, lenders, etc. -- and planning the details for the actual event, including permits, transportation, live Internet bidding services, staff, security, etc.
We prefer a 30 to 60 day period for our marketing blitz, and advertise the auction date and terms the entire time up to the auction event. We try to verify that bidders have been pre-qualified with a lender if they need financing, and we make sure bidders have a deposit on file at the title company prior to bidding on your property.
We require up-front marketing fees for nearly every auction, but can make different arrangements for those in financial distress, sellers offering their property "absolute" (selling without a reserve price guarantees that it will sell and we know we can recoup our marketing costs), and certain institutional sellers.
We measure our success by the number of qualified and registered bidders we have on auction day.
